Rising ‘Junk Fees’ Add Hidden Costs for Home Buyers and Sellers

Home buyers and sellers are facing an increasing financial burden from so-called junk fees, which are appearing more frequently in real estate contracts. According to recent analysis, these mandatory charges cost consumers nearly $2 billion each year.

Kelly MacDonald learned about these fees firsthand while preparing to purchase a home in a Cincinnati suburb. After meeting an agent through a friend, she had her mother review the contract, where a $425 charge was flagged as suspicious. Online discussions confirmed the fee was a common industry practice with little substantive justification.

While a single fee may seem negligible compared to the national median home price, which often exceeds $400,000, these charges require immediate out-of-pocket payment at closing rather than being financed over a 30-year mortgage. This creates a significant sting for buyers who are already struggling to cover closing costs.

The Consumer Policy Center, a research think tank, describes its $2 billion annual estimate as conservative. The organization notes that fees, which go by various names such as document storage or administrative charges, have been expanding and are increasingly being charged to both buyers and sellers.

Wendy Gilch, a fellow at the center, stated that consumers have historically accepted these costs without questioning them. However, research suggests many of these fees are not actually passed on to government or regulatory bodies as often implied.

Industry professionals have also criticized the practice. April Green, a real estate agent in South Florida, described the fees as “money grabs.” She noted that agents typically earn commissions exceeding $10,000 on a sale, making additional fees appear greedy. Despite the backlash, Green observed that other agents continue to add these charges simply because they can.
